Q: What kinds of pets do you allow? Do you permit exotic pets?
A: Dogs & cats (no aggressive breeds). Exotic pets are allowed with management permission.

Q: How many pets may I have?
A: No more than 2 per apartment.

Q: Are there any deposits, special fees, or monthly charges to have a pet?
A: A $300 refundable pet deposit + a $500 onetime pet fee is due at lease signing.

Q: Is my security deposit totally refundable?
A: Yes, security deposits are refundable after you move out, minus any charges for damages.

Q: If I get a job transfer, can I break the lease?
A: Yes, fees and notice requirements apply.

Q: What utilities are included in my lease?
A: Pest Control.

Q: How long is the term of the lease?
A: 7 months to 15 months, depending on availability (additional changes may apply).

Q: Do you accept leases for short terms?
A: The shortest term we are currently offering is 7 months.

Q: If something needs to be repaired in my apartment, how do I report it?
A: Simply call the management office, place a note in the drop box or report online.

Q: When is my rent payment due?
A: Rent is due the 1st of the month.

Q: What day of the month am I liable for a late charge?
A: Late charges are assessed on the 4th of the month.

Q: Is there a place where I can pay my rent after office hours?
A: There is a rent drop box by the front door of the clubhouse.

Q: There is a person who might be staying with me for a while, is that permitted by the lease?
A: For up to 10 days, after that you must have the person added to your lease.

Q: Do you have reserved parking available?
A: Yes, one spot is included with your apartment home.

Q: I have a motorcycle, where can I park it?
A: Designated motorcycle parking is not available; motorcycles must be parked in single parking spaces.

Q: My children live with me in the summer; do I need to notify your office when they arrive?
A: Yes.

Q: Can I install my satellite dish at my apartment?
A: Yes, but it cannot be attached to any building structure.

Q: Will you accept my delivery packages for me if I am not home?
A: Yes.

Q: How much will I receive if I am a resident that refers someone to live at this community?
A: We gladly pay a $50 Resident Referral fee if you are an existing resident at this community and refer a friend to lease here.

Q: What school district are you in?
A: Broward County Public Schools: Walker Elementary, Sunrise Middle, Fort Lauderdale High.
